Phase-I: TP1 and TP2

Phase-I of Dholera is TP1 and TP2, which together cover about 153 sq km. TP1 is about 51 sq km, roughly 12,750 acres, and TP2 is about 102 sq km, roughly 25,000 acres. TP2 is the heart of what is actually built today, because it holds the Activation Area of about 22.5 sq km, the phase-1 plug-and-play demo zone where trunk infrastructure was laid first, along with the ABCD building. How the land is zoned

Within the schemes, Dholera's master plan sets out a mix of land uses: industrial, residential, mixed-use, recreation and tourism, and a dedicated Knowledge and IT Zone, which is where the ABCD building and the city command centre sit in TP2. Exact zoning percentages, the share of each use, are not reliably sourced, because they live inside the detailed DSIRDA Final Development Plan documents rather than in headline summaries. How this fits the phasing

The TP schemes map onto the city's phased build. Phase-I concentrates on TP1 and TP2 and the Activation Area within them, which is why the built zone is small relative to the roughly 920 sq km whole. Later schemes come in subsequent phases across a timeline running toward 2040 to 2042, an end year stated inconsistently across sources.
